The defined goal of the CG Group is to create affordable housing through digital construction. As Germany’s number one developer, we’re implementing BIM (Building Information Modelling) and digitalising the entire value chain of real estate – from planning, through realisation, to facility management. And that’s not all: the planned use of serial production and prefabrication will enable us to produce housing roughly 30% faster and at 40% lower costs.



Architects, structural engineers and technical planners no longer draw their drafts on paper, but rather model them after the property on the computer. A virtual building model is created which contains all building parameters and component information. Regular collision checks make any conflicts in planning visible early on and enable quick solutions.



The BIM software iTWO mixes the technical side of a project with the business side. With it, all relevant measurements and quantities from planning and implementation can be calculated, and quantity calculations can be linked with service specifications.



Since all of the suppliers’ products are on file in the supply and purchasing platform and networked with the planning software, costs and resources can be planned more efficiently, and products and services can be ordered directly from suppliers and craftspeople. Information on all material, equipment and staff needed at the construction site is available at anytime thanks to the preliminary building process simulation.



Maintaining calculated costs is the name of the game in real estate development. iTWO illustrates the daily processes at the building site, construction progress data are transferred directly to accounting. As such, all information regarding costs and invoices is always up to date and readily available.



Facility management also benefits from BIM with an exact forecast of operational costs prior to completion of a project: operational and energy costs are recorded transparently, and maintenance intervals are scheduled in the system. The CG Group’s rental process is also in the process of being transferred to a digital format. 



Right now Europe’s most modern prefabrication plant is being built in Erfurt. Starting in early 2019, solid, prefabricated components based on digital planning models will be manufactured here for residential construction. Virtually everything can be produced – from tiles, through parquet flooring, to walls with windows. Serial production and prefabrication will enable the CG Group to build affordable housing without state regulations or cross-subsidisation.
